Almonte has become an extension to the technology community centred in Kanata and is now home to a number of thriving knowledge-based companies who enjoy small town lifestyle but are just minutes from the city. Almonte has always been recognized for its thriving arts community including music, dance, arts and crafts, theatre and puppeteering. How many condominiums are available?
A selection of residential and commercial condominiums are available over two heritage properties. The Thoburn Mill has 21 units available for purchase on three floors plus a number of storage lockers that may be purchased separately if desired. The Victoria Woollen Mill has 11 units on six floors including a lower floor that has private outside access.
Are the condominiums commercial or residential?
The Thoburn Mill has 21 units of which 10 are being set- up for residential usage and 11 are currently zoned for commercial usage although at least 4 of the commercial units could easily be converted to residential usage and could be purchased “as is” at a discounted price if the buyer wished to complete their own renovations.
When will they be ready?
Offers are being accepted now for units scheduled to close on November 1, 2009. The majority of the units will be ready for occupancy on that date. A handful of units are not yet fully renovated but are expected to be ready for occupancy by December 31, 2009.
Am I going to be living in an old building?
While the properties were originally built during the 1860’s as textile mills, the only original components of the buildings are most of the exterior cladding (brick and stone) and some interior components such as hardwood floors, original rough-cut wooden beams and posts, and brick demising walls. All plumbing, electrical, HVAC, roofing, interior walls, windows and doors have been replaced over the past 10 years as part of the restoration project. Therefore you get the benefits of modern building construction but with the look and feel of a heritage environment.
Is there parking?
Each residential unit includes one reserved, above ground, uncovered parking space on the property. Visitor parking is available in unreserved parking spots on the property. Almonte is a small town and public parking is available on the street and in nearby lots.
Is there storage?
There will be a total of 8 storage lockers each approximately 32 sq. ft. in size accessible from the first floor of the Thoburn Mill. They will be made available for purchase by individual condominium owners on a “first-come-first-served” basis and become an exclusive use element of your condo unit.
